    TERMS & CONDITIONS

    TERMS: $5,000 Down on Each Tract on Day of Sale.  Balance Due in 30 Days or Sooner With Title Approval.  Title Insurance Will Be Used, Cost Will Be Shared 50/50 Between Buyer & Seller.  Closing on Each Tract Will Occur Prior to January 1, 2022.

    POSSESSION:  Upon Closing on All Pasture, CRP & Idle Acres.  After 2022 Wheat Harvest or August 1, 2022 on Acres Planted to Wheat.  Subject to Tenant's Rights on Any Other Dryland Acres.

    CROPS:  Owner's 1/3 Share of Wheat Acres Will Go To Buyer.  Buyer Will Be Responsible For 1/3 Related Expenses.

    MINERALS:  Sellers Mineral Interest Sells with Land.

    TAXES:  Sellers to Pay 2021 Taxes and All Prior Years.  

    GOVERNMENT PROGRAM: Buyers Will Comply with Any and All State & Federal Programs in Place.  Seller Will Retain 2021 CRP Payments on All Tracts.  NOTE:  Tracts 2, 5 & 6 CRP Contracts Could be Cancelled for Approx. $1,000/Each.
