MINERAL & WATER RIGHTS: Any mineral and water rights owned by the Seller will transfer to the Buyer.INSPECTION: The ground is open for inspection. POSSESSION: Full possession will be granted upon the down payment check clearing the bank.TAXES: Seller shall be responsible for the 2023 and all prior years? taxes. Buyer will be responsible for all subsequent years? taxes.MANNER OF SALE: The property will be sold by dollars per acre multiplied by the number of acres (TI- 240.74, TII-78.28).
