LOCATION: From the Junction of Highways 15 & 136 at Fairbury, NE, go approximately 3.5 miles northeast on Highway 136 to 572 Ave. and 4 miles north to 718 Road or from Plymouth, NE go 6 miles west on Highway 4 to 572 Ave., and 5 miles south to 718 Road. Directions are to the northwest corner of the farm.
LEGAL DESCRIPTION: The Northwest Quarter (NW ¼), Section Sixteen (16), Township Three North (T3N), Range Three East (R3E) of the 6th PM, Jefferson County, Nebraska. Subject to any easements, restrictions and reservations, whether of record or not.
GENERAL DESCRIPTION: This good producing, nearly level to rolling farms consists of 160 acres with 148.54 acres tillable according to FSA records. All cropland is designated as HEL. The farm has newer tile, terraces, and waterways in place. It has a newer (2017) Valley center pivot. There is no power unit. There is a concrete pad and metal canopy for one. The farm consists of about 60% Crete soils with the balance being Morrill and Mayberry. Owners have completed soil grid samplings and have applied lime, phosphate, and potash as needed. The well is 8”, 700 gpm and was completed in 2016. Access is provided by good gravel roads on the north and west sides. The farm is enrolled in PLC for 2020. The farm is not enrolled in HIP. INSPECTION: The farm is open for inspection anytime.
TAXES: 2019 and all prior years taxes are paid by the Seller. 2020 and subsequent years taxes are the responsibility of the Buyer. The 2019 real estate taxes were $11,354.46.
MANNER OF AUCTION: The price for the farm shall be in dollars per acre times 160 acres.
TERMS: A non-refundable down payment equal to 10% of the purchase price shall be paid down the day of the auction upon signing purchase agreements with the balance due on or before February 22, 2020 or when warranty deed and title commitment are deliverable to the Buyer. Abstract & Title, Inc. shall provide the title insurance and conduct the escrow closing. The cost of title insurance and escrow closing shall be shared equally between the Buyer and Seller. Any lender policies or lender required endorsements shall be the responsibility of the Buyer. The property is not being sold subject to financing and is treated as a “cash” sale. Make loan arrangements prior to the auction. Any inspections needed by the Buyer must be completed prior to the auction. The property is sold “AS IS, WHERE IS”, with no warranties or guarantees of any kind made by the Seller or auction company AND subject to 24 hour Seller confirmation. Buyer agrees to participate in a Reverse 1031 IRS Exchange. Any announcements made the day of the auction shall take precedence over printed material.
