Legal Description: The South Half of the Northwest Quarter (S/2NW/4) and the Southwest Quarter (SW/4) of Section Eight (8), Township Nine (9) South, Range Twenty-four (24) West of the 6th P.M., Graham County, Ks. being 232 more or less.

Land Location:  From the Hwy 24 & 283 Junction in Hill City, Ks. go 5 Mi. West ion Hwy 24 to the Penokee turn off then go 1.7 Mi. South O Terrace then 2 Mi. West to 180 Ave, then 4 ½ Mi. South to K Road and ½ Mi. West to Southeast corner of the property . WATCH FOR SIGNS POSTED ON PROPERTY!

Minerals – Seller shall convey to the Buyer and undivided three-fourths all the producing and non-producing mineral rights. Reserving and undivided one-fourth of the minerals to Darlene Ficken for a period of 10 years or for as long as being produced. There is currently 1 producing well that produced 621.30 bbls in 2016

FSA Info: This farm has a total of 232.5 acres with 130.02 being cropland and 19.9 acres of that being CRP. The balance is pasture land and an old farmstead. Sellers shall convey all interest in the CRP contract to the Buyer. CRP contract expires 9/30/2022. The rental rate is $38.10 per acre with an annual payment of $758.00. Wheat base – 56.34 acres with a 38 PLC yield, Corn base – 6.30 acres with a 105 PLC yield and Grain sorghum base – 14.73 acres with a 49 PLC base. There is currently 34.14 acres of wheat planted that will be reserved by the seller.

Rent & Possession:  Possession of the planted wheat acres will be immediately following the 2017 wheat harvest. Possession of the balance acres will be March 1, 2018. This farm is currently under a cash rent agreement with the purchaser to receive all 2017 cash rent payments directly from the tenants upon closing. Cash rent for 110 acres of cropland is $3,300.00 and the cash rent for 100 acres of pasture is $1,250.00.

Taxes: Seller shall pay all the 2016 taxes and prior year’s taxes. 2017 and subsequent years will be the responsibility of the buyer. 2016 Taxes were $1,180.98

Terms: 10% down day of sale with the balance to be paid at closing. Title insurance will be used to show clear and merchantable title and that expense will be shared 50/50 between Buyer(s) and Seller(s)
