    80 Acres, More or Less.  77.82 Cultivated Acres.  All Planted to Wheat.  No Wheat Crop to Buyer.  38.76 Acre Wheat Base, 33 yield; 26.87 Acre Corn Base, 123 Yield.   

     

    TERMS & CONDITIONS

                                                     

    TERMS:  $10,000 Down Payment On Day of Sale.  Balance Due in 30 Days Or Sooner with Title Approval.  Title Insurance Will Be Used with the Cost of An Owner’s Policy Being Shared Equally, 50/50, Between Buyer and Seller.

    POSSESSION:   Possession will be after 2018 Wheat Harvest or August 1, 2018, Whichever comes first. 

    CROPS:   No Growing Wheat to the Buyer.     

    TAXES:  2017 Taxes and All Prior Years to Be Paid By the Seller.  The Buyer to Receive Credit, at Closing, for 50% of the 2018 Taxes Using the 2017 Tax Levy.  Buyer to Pay 2018 Taxes when due. 2017 Taxes Were $591.59.

    MINERAL RIGHTS:  Seller’s Mineral Interest Sells with the Land and is Believed to be 100%.
