Yield. Property is Located 1-Mile West of Pretty Prairie, KS.

     

    TERMS & CONDITIONS

    TERMS:  $20,000 Down on Day of Sale.  Balance Due in 30 Days or Sooner With Title Approval.  Title Insurance Will Be Used, Cost Will Be Shared 50/50 Between Buyer & Seller. 

    POSSESSION: (Subject to Tenant's Rights) After 2022 Wheat Harvest or August 1, 2022 (Whichever is Sooner) on Acres Planted to Wheat.  Any Idle Ground and Hay Meadow Possession Will Be at Closing.

    CROPS:  Approx. 18 Acres Currently Planted to Soybeans.  Seller Will Retain 1/3 Owner's Share.  All Dryland Acres Will Be Planted to Wheat This Fall, (Approx. 216 +/- Acres).  Buyer Will Receive 1/3 Owner's Share and be Responsible for 1/3 Related Expenses.  Tenant's Grass Bales to be Removed Prior to Closing.

    MINERALS:  Sellers Mineral Interest Sells with Land and is Believed to be 100%.

    TAXES:  Sellers to Pay 2021 Taxes and All Prior Years.  Buyer to Receive Credit at Closing for 2021 Tax Amount Based on 2020 Taxes.  2020 Taxes Were $3,434.56.
