Auction Method: This farm will be offered in 2 tracts and in combination. It will be closed in the manner best suiting the sellers.
Farm Location: From Ithaca NE, 1 mile north on county road 13, farm is on the east side of County Road 13.
Tract #1
Legal Description: The South Half (S ½) of the Northeast Quarter (NE ¼) in Section Twenty-one (21), Township Fourteen North (T14N), Range Eight East (R8E) of the 6th P.M. Saunders County, Nebraska 80 acres more or less.
Description: Approximately 78.13 acres of mostly irrigated cropland with mostly Class II soils.
Equipment: Included are the irrigation well, column, pump, and underground pipe.
Well Data: 8 inch underground well/ 1,100 gallons per minute drilled in 1977. This well has NEW column & pump installed in 2013, currently set at 750 gallons per minute.
Tract #2
Legal Description: Northwest Quarter (NW ¼) less 5 acre tract in Section Twenty-one (21), Township Fourteen North (T14N), Range Eight East (R8E) of the 6th P.M. Saunders County, Nebraska 155 acres more or less.
Description: Approximately 130.8 acres of mostly irrigated cropland with mostly Class II soils. There are 20 acres of Heavy Treed Silver Creek live water that offers great Deer & Turkey habitat. Hunting and income producing, this property is rare find!
Equipment: Cased irrigation well in the NE corner and underground pipe.
Well & Surface Water Data: 6 inch underground well/ 600 gallons per minute drilled in 1977 (casing only). Surface-water pumping-rights from the creek, established in 1963
Soils Information: Mostly class II soils including Nodaway, Yutan, Filbert silt-loams
FSA: F.S.A. Data indicates there is a wetland on the NW Quarter.

IRRIGATION INFORMATION
This 235 acre farm has a total of 196.85 Certified-Irrigated Acres in Tracts 1 & 2 from a combination of both Well water & Surface water from the Silver Creek.
Within Tract #2 (155acres), The Irrigated acres are irrigated from Surface-water from this farm, and also from well water from the Well on Tract #1, thru underground pipe. All current pivots are interconnected with this underground pipe.
There are (2) Surface-Water Permits for tract #2 that cover the irrigated acres on this Tract.
Tract #2 also has a capped Irrigation well located in the Northeast part of this farm that could be utilized.
The local NRD has also stated that drilling new Irrigation wells is allowed as long as they are over 600 feet from existing wells.
