LEGAL DESCRIPTION:  The Southwest Quarter (SW/4) of Section Two (2), Township Twenty-six (26) South, Range Nineteen (19) West of the 6th P.M., Edwards County, Kansas. 165 Acres, More or Less.   163.55 Acres are Cultivated Including 131 Acres Irrigated.   Includes A 1985 Valley 9-Tower Center Pivot System on Propane (Tanks Are Leased), and Water File # 2384 for 240 Acre Feet.  119.8 Acre Corn Base, 201 Yield; 12.7 Acre Wheat Base, 34 Yield; and a 11.6 Acre Soybean Base, 62 Yield.     There is a Livestock Well Located in the Southwest Corner of the Quarter.

2016 Taxes Were $3,331.60.     Closing To Take Place on or Before December 29, 2017.

TERMS:   $20,000. Down On Day of Sale.  Balance Due In Full By December 29, 2017.  Title Insurance Will Be Used With the Cost Being Shared Equally, 50/50, Between Buyer and Seller.

POSSESSION:    Circle Is Vacant.  Possession on Irrigated Acres at Closing. Corners Are Currently Planted To Wheat.  No Growing Wheat Crop Goes To The Buyer.  Possession On That Portion Planted To Wheat After 2018 Wheat Harvest Or August 1, 2018, Whichever Comes First.
